Arriving & Unwinding
To ensure a smooth arrival, please inform us of your estimated arrival time at least one day in advance and confirm it by phone or email 30 minutes before your arrival. Your room will be ready from 4:00 PM, with check-in available between 4:00 PM and 7:00 PM. On your departure day, we kindly ask you to vacate the room by 10:00 AM. Late check-in and check-out may be available upon request, subject to availability, and may incur an additional fee.
Rates & Reservations
Room rates are charged per person, per night, and include our homemade Gorska Roža breakfast. The tourist tax is not included in the price and is charged separately:
€2.00 per adult per night
€1.00 per night for children aged 7–17
Free for children under 7
To confirm your reservation, a 20% deposit is required via bank transfer, with the remaining balance due upon arrival. If you have any special requests, please inform us before confirming your booking—we will do our best to accommodate you.
Cancellation Policy
Free cancellation up to 7 days before arrival
6 to 1 day before arrival: 50% of the total amount
On the day of arrival or in case of a no-show: 100% of the total amount
If you need to leave earlier than planned, we regret that unused nights are non-refundable. In exceptional cases, we reserve the right to cancel or modify reservations. If we must cancel a booking on our end, we will assist in securing alternative accommodations of equal or higher quality at the same or lower rate.
Your Stay with Us
Check-in includes a brief registration process, during which we kindly ask for the personal details of all staying guests (passport or ID). Only registered guests are permitted to stay in the rooms. If additional guests stay without prior notice, they will be fully responsible for their registration. The property owner reserves the right to refuse entry or cancel a reservation if the number of guests exceeds the booking.
While we love animals, pets are not permitted in the rooms or common areas. Smoking is strictly prohibited inside the house. If unauthorized pets or smoking are detected in the room, a minimum cleaning fee of €100.00 will be charged.
To accommodate dietary needs, please inform us in advance of any food allergies or restrictions.
House & Property Care
We take great pride in our home and kindly ask that you treat it with care. Any damage, loss, or destruction caused by you or your companions will be your responsibility, and the full cost of repairs or replacements will be charged.
For maintenance or urgent repairs, we reserve the right to enter the rooms when necessary.
This property is privately owned, and we reserve the right to refuse service to anyone. If a guest’s behavior is deemed disruptive or inappropriate, we may terminate the stay without a refund.
Photography & Privacy
Commercial photography, production shoots, and filming are not permitted on the property without prior written consent and an additional fee. Permits may also be required.
Your privacy is important to us. All personal data is handled in accordance with data protection laws and used solely for guest registration and internal record-keeping. If you do not wish to receive future correspondence from us, please let us know at check-in.
